The role of Stratarama is to provide the Owners of unit complexes with the resources necessary to enable them to affect decisions required for their Community Title property to function (including governance, compliance, and maintenance).

These resources are important for Committees and group Members to make informed decisions; guided by their legislative requirements through the support of a dedicated Community Title Manager.

Maintenance

Maintenance

We can take care of everything, arranging and coordinating independent Contractors to tend repairs and maintenance of common property. Arranging quotes, issuing work orders and in some circumstances, manage major works as requested by the Strata group. This could include arranging Engineers, Building advisors and other third parties.

Insurance

Stratarama works with a variety of strata specific insurance companies to ensure that each and every Body Corporate is able to find the right policy for them. The Strata Manager can assist with the preparation, lodgement and handling of all insurance claims whenever they may arise. Our Strata Manager receives ongoing training and product support from all of these Insurers to ensure we are familiar with the products and policies which could impact your group.

Compliance

Stratarama works to ensure we are up to date with any statutory legislation that may impact a Strata title complex. We handle all documentation for ease of management and can provide general advice when needed, or provide details of relevant parties who are able to guide the group with their specific matter. This includes providing Search requests on behalf of the Corporation and appropriate record keeping, asset register management and maintaining the register of Owners as per legislative requirements. Our online Owners portal is accessible 24/7 to Members and our communication and systems provide transparent and honest information and feedback.

Stratarama performs a wide range of financial management functions to ensure that all monies are handled carefully and with accountability. We prepare levies on behalf of the Owners Strata Corporation, monitor and manage arrears, pay invoices, maintain the Corporations individual accounts, prepare relevant and required Strata budgets, annual financial reports and maintain accessible records of all bank accounts including investments.

Strata management is all about communication, we take your phone calls and we respond to your emails and online requests and queries promptly to ensure the smooth running of your Corporation. We aim to keep you abreast of the most up to date information concerning your unit or group.

24/7 Emergency

24/7 Emergency

We understand that emergencies are not 9-5 and as such an after-hours number has been provided by one of our Maintenance partners which is accessible outside business hours to assist with and undertake any urgent attendance. This is a service for emergencies only.

Our meetings

Community Corporations must comply with the Community Titles Act of 1996. One component is the need to undertake Annual General Meetings. Stratarama will ensure the group complies with their obligations by arranging these meetings. 

We will compile and distribute Agendas, Meeting notices, financial reports, budgets, proxy forms and votes, quotes and more to ensure the group has the correct information to run through the necessary business of the meeting.

We will attend all necessary meetings (chairing at the group’s request/ requirement). We will record the business of the meeting, prepare the minutes and distribute to the Community Members. 

Our meetings can be conducted at a residence, site or location of your choosing (for example Community Centre or Hall) or at one of several boardrooms which are accessible to our Clients thanks to our network of Partners around South Australia. 

In addition, which are pleased to facilitate Zoom meetings which allow for access by smart phone, PC, laptop, tablet or landline phone call. These options provide Members with options to best achieve a quorum at their meetings.

In 2025 and 2023 STRATARAMA won the Medium Strata Management Business of the Year award and at the 2021 and 2022 awards for excellence Stratarama was awarded the Small Strata Management Business of the Year award.

Further, CEO & Body Corporate Manager; Tony Johnson was awarded the 2024-2025 SCA Australasia Senior Strata Community Manager Award Winner. This follows his win as SA’s Best SENIOR STRATA COMMUNITY MANAGER for 2024 completing a threepeat after wins in 2022 and 2023. A feat unmatched! Tony was also previously awarded Best Strata Manager in SA three years running in 2016, 2017, 2018. In 2017, Tony was awarded the “Professional Commitment to Ethics and Services” award. A finalist many times at a National level and other State awards.

Following in Tonys footsteps; Lionel Colaco was also recognised as a Finalist in the category of Strata Community Manager of the year 24/25 following his South Australian win in this category in 2024. Having previously also been the recipient of the Rising Star award for SA/NT.

Taryn Linfoot joined Stratarama from WA bringing with her not only the 2023 Senior Strata Community Manager of the Year 2023 (the same award won by Tony for SA in 2023). Taryn then went on to be awarded best Senior Strata Community Manager for 2023/2024 at the Australiasian awards (Nationals), pitted against our CEO.
